How will we achieve this?
Moving the Sydney Fish Market to the head of the bay unlocks approximately 10.4 hectares of harbourside land.
Rezoned in 2022, Blackwattle Bay’s urban renewal offers a rare opportunity to deliver new housing, jobs and leisure on the harbourfront—just 1km from Sydney CBD and well connected by transport.
What's next
The Blackwattle Bay Precinct was rezoned in 2022 following a comprehensive State Significant Precinct planning process.
On 19 January 2026, the new Sydney Fish Market will open, and the existing site will be vacated—unlocking the next stage of renewal for this iconic harbour location.
Following a competitive procurement process, Mirvac has been announced as the preferred developer for the former Sydney Fish Market site. Mirvac will deliver the vision set out in the 2022 rezoning, including a generous foreshore promenade and an overwater boardwalk, creating new public spaces for everyone to enjoy.
The other three sites within the Blackwattle Bay Precinct are privately owned and will be developed over time.
Construction of Bank Street Park—the next major piece of public open space—will commence in 2026, following the appointment of BESIX Watpac as the construction partner.
